Layout verdict
Fits with room to spare
Fixture area: 2.0 sqm. Circulation allowance: 1.5 sqm. Room: 5.0 sqm.
- Comfortable fit. About 1.5 sqm of circulation space after fixtures.
- Shower-only in a 4+ sqm room is the 2026 Sydney standard for main bathrooms. Baths are typically kept in one bathroom only per home.
Space estimates use rough fixture footprints and a 1.5 sqm minimum circulation allowance. Accurate layout planning needs site measure, wall thickness, door swing, and soil stack position.

Working clearances that get layouts signed off.
Shower
900x900mm minimum. 1000x1000mm comfortable. Below 900mm corner showers feel cramped in daily use.
Toilet
200mm either side minimum. 600mm in front. Close-coupled suites have the smallest footprint.
Vanity
450mm from basin centre-line to wall. 600mm is standard. Walk-past clearance 700mm in front.
Bath
Freestanding needs 1.6m+ across the shorter dimension. Built-in needs 1700x750mm plus wall access.
Circulation
Plan 1.5 sqm minimum for movement. Under 1.0 sqm feels cramped. Under 0.7 sqm fails inspection in practice.
Door swing
Inward swing consumes 0.6-0.8 sqm. Outward swing or cavity slider adds floor to the bathroom.
Small bathroom layout questions.
What is the smallest Sydney bathroom that can fit a shower, toilet, and vanity?+
A 2.0m x 2.0m (4 sqm) bathroom can fit a 900x900 corner shower, a close-coupled toilet, and a 600mm vanity, with about 1.5 sqm of circulation. Anything smaller than 4 sqm forces compromise: drop the shower to a wet-room style, drop the toilet (powder room), or go smaller on the vanity.
Can a freestanding bath fit in a 2.5m x 2.0m bathroom?+
No, or barely. Most freestanding baths are 1700x750mm and need clearance around them to feel like freestanding baths. Under 5 sqm total, freestanding baths look squeezed in. Consider a built-in bath or tub-over-shower combo to save floor area.
What are the Australian minimum bathroom clearances?+
The Building Code of Australia does not legislate bathroom clearances, but the National Construction Code references AS 1428 for accessible design. Common working minimums: 200mm either side of toilet, 600mm in front; 900x900mm shower minimum; 450mm vanity basin centre-line to wall.
Can I swap the bath for a shower to fit more?+
Yes, and most Sydney main bathrooms built post-2010 are shower-only. Home buyers are no longer penalised for a main bathroom without a bath provided the home has one bath somewhere. If the home will only have one bathroom, keep the bath.
Does the layout checker account for door swing?+
Not directly. Door swing typically consumes 0.6 to 0.8 sqm of usable floor. The circulation allowance (1.5 sqm default) covers door swing in most layouts. For a precise plan, renovators measure on-site and test door swing against each fixture.
What does layout planning add to a renovation quote?+
A renovator-led design + site measure adds $600 to $2,400 in Sydney depending on complexity. An independent interior designer adds $3,500 to $11,000 and delivers scaled drawings and supplier specs. For a standard small bathroom, renovator-led design is usually enough.
How do Sydney apartment bathroom layouts differ from houses?+
Apartment bathrooms are usually constrained by fixed soil stack positions and structural concrete walls, which makes radical layout changes expensive or impossible. Most strata renovations work within the existing footprint and rework the wet-zone within those bounds. Get a renovator with apartment experience to confirm what can move before paying for a designer.
